Portwall Place

Portwall Place is a major office redevelopment in the heart of Bristol, transforming an existing seven-storey building into a modern, flexible, and sustainable workplace. Spanning up to 150,000 sq ft of Cat A office space, the scheme is designed to meet the requirements of 21st-century occupiers while redefining the city’s office market.

The redevelopment includes a comprehensive refurbishment of the floorplates, a new reception area, and enhanced tenant amenities, including a café, gym, and communal workspaces. Works also feature structural and roof interventions, including the creation of Bristol’s largest roof terrace with green roof areas and over 7,500 sq ft of outdoor terrace space, offering views across the City Centre, St Mary Redcliffe, the Floating Harbour, and the Mendip Hills. Core building infrastructure is being upgraded, including HVAC, electrical, and mechanical systems, alongside improvements to vertical and internal circulation areas. Façade repairs and enhancements are also included.

The project targets EPC A, BREEAM Excellent, and a NABERS 4.5 rating, with all-electric building systems and an embodied carbon reduction of 75%. Completion is scheduled for the end of 2027, establishing Portwall Place as a benchmark for sustainable, high-quality office environments in Bristol.
