Large scale refurbishment and cut & carve of an existing hotel. Scope comprised refurbishment of 256 guestrooms including corridors and circulation spaces, and creation of a new wine bar on the ground floor, which serves as an entrance to the fully refurbished restaurant.

 

The entire entrance lobby was completely stripped out and refurbished to include a cocktail bar and coffee shop space. A new basement bar was also installed, inclusive of completely new back of house areas. On level 7, a new bar and conference facility was created including 4 meeting rooms, flexible bar space, rooftop terrace, and the ‘100 Room’, which offers versatile conference or leisure space with panoramic views over East London.

 

The majority of the MEPH systems were either replaced or validated and repurposed, with all new HVRF systems to the guestrooms and new VRF systems to the public areas installed, inclusive of new condensers and air handling plant to the fully renewed main roof. The front façade of the building was radically cut and carved to include new oriel bay windows to 48 of the guestrooms, in conjunction with a complete overhaul of this façade including renewed Sto render and decorations.

 

The predominant issue was validating and integrating existing MEPH systems, with new MEPH installations. This was done in close collaboration with the consultant team, our M&E contractor and their specialist sub-contractors, and our management team. We maximised the commercial and environmental benefits of retaining some systems, rather than stripping everything out and renewing. At all stages, the client was appraised of the benefits and potential pitfalls of this approach which has resulted in a successful outcome.
