The Net Zero Carbon building includes 142 bedrooms, a restaurant and bar with private dining, conference facilities, a gym, and charging points for electric vehicles and electric bikes.

The hotel has been designed to meet an industry-leading BREEAM rating of Outstanding, incorporating renewable energy sources within and on the building fabric to achieve a low Energy Usage Intensity. It also meets the RIBA 2030 embodied carbon-built target of less than 750kgCO2e/m².

The completed hotel features a minimalistic internal fit-out, including living trees in the main space. External landscaping includes herb gardens, green and brown roofs, and a range of ecological habitat improvements.
